Alongside various construction services, Lemminkäinen provides a long-term follow-up service for construction projects, in which we are responsible for operating, servicing, and maintaining the premises. Lemminkäinen also participates in arranging financing for life-cycle projects.
In addition to design, construction, project management and capital investment, in life-cycle projects we are responsible for the use, servicing and maintenance costs over the agreed service period, as specified in the service contract. We also prepare and implement long-term maintenance plans for the properties. This way, no repair deficit is accumulated during the contract period and the property’s appropriate hand-over condition and residual value are ensured. At the same time, the premises’ usability, functionality, and comfort are enhanced.
In life-cycle projects, the client usually specifies the functionality and quality requirements for the project, as well as the desired end result. The service provider specifies and takes responsibility for technical solutions and the arrangement of service provision. Our service concept, extensive expertise, and various construction services enable the renovation of old properties as well as the construction of new properties and infrastructure as a life-cycle project.
In Kuopio, we are carrying out a life-cycle project that encompasses new construction of the Puijonsarvi and Martti Ahtisaari schools and the Puijonlaakso day-care centre, as well as basic renovation of the Rajala and Pohjantie schools. The project has a contract period of 25 years.
We are also implementing the life-cycle model in the E18 Muurla–Lohja motorway project, in which we, as a service provider, are responsible for the project’s financing, contracting, construction, and maintenance and upkeep. The contract period for this project too is 25 years.
